Our lawyers are well versed in the buying and selling of real estate, but our skill set is most apparent when we get involved in transactions that fall outside of “run of the mill” acquisition or disposition.
One example is a recent acquisition by a developer client of an office/medical condominium unit in Garden City, New York. During the contract negotiation, we were instrumental in finalizing the condominium declaration with the sponsor and obtaining long-term tax benefits for the client from the Town of Hempstead Industrial Development Authority. We also assisted our client with the various components of the capital stack that was used to acquire the property. Our work included negotiating a tenancy in common agreement with an outside 1031 investor and negotiating a complex mortgage and mezzanine loan from a securitized lender.
