Felice B. Rose

Partner

Felice B. Rose concentrates her practice in real estate acquisitions, dispositions, development and leasing. In addition to her core practice she has developed a sophisticated forensic real estate investigation practice, assisting banks in handling their REO and troubled assets. She has significant experience drafting, negotiating and guiding landlords, tenants, investors, owners, developers and borrowers through the most complex and strategic use and operations of real property.

Ms. Rose serves as the Chair of Schiff Hardin's Gender Diversity subcommittee.

Experience

Ms. Rose's diverse work includes counseling clients on:

  • Forensic review of title and survey issues for bank owned properties (acquired through foreclosure and deed in lieu transactions);
  • Acquisitions and dispositions;
  • Hotel acquisitions and financing;
  • Development of shopping centers;
  • Retail and headquarters leasing representing both landlords and tenants;
  • Real estate financing;
  • Tax-deferred exchanges of real estate;
  • Loan assumptions;
  • Development of mixed-use projects, including brownfield redevelopment ;
  • Condominium development and condominium conversions;
  • Restructuring and workout of troubled real estate projects and loans.

Her work includes the following representations:

  • A national lender in connection with REO management and forensic investigations of distressed real estate;
  • A national shopping center developer in connection with the cross-country acquisitions and financing of outlet malls;
  • A private equity company in connection with multiple portfolio companies' real estate transactions;
  • A hedge fund in connection with its headquarters lease and subsequent expansions;
  • A communications products company with respect to the purchase, sale and leaseback of its Midwest headquarters;
  • A property owner with respect to the sale of the commercial components of a mixed-use development in Evanston, Illinois;
  • A developer in connection with acquiring land and creating mixed-use and mixed-income communities across the city of Chicago.
